Rebuilding the headquarters of a ₹28,000 Cr financial institution — without stopping the clock
Apex Financial Services had occupied their BKC tower for eleven years. The building had served them well, but the workspace had calcified into a hierarchy of corner offices and closed floors that bore no resemblance to how their 850-person team actually worked. The board wanted a complete transformation: a flagship headquarters that would signal the firm's evolution to clients, attract talent from global banks, and reduce the 22% annual attrition eating into their trading and analytics divisions.
The complicating factor: the executive floor — floors 5 and 6 — could not go dark for more than two consecutive weekends. Regulators required continuous operations for their derivatives desk. The build had to wrap around a live business, floor by floor, in sequence, without disrupting a single trading session.

Occupancy Audit & Persona Mapping
Before a single design was drawn, we spent three weeks mapping actual work patterns across all six floors using anonymised badge access data. The finding was stark: 68% of private offices sat empty between 10am and 3pm, while collaboration spaces were chronically overbooked. This data gave us the mandate to shift from assigned seating to a neighbourhood-based model — freeing up 18,000 sq ft of underutilised space that became the client experience suite and employee wellness floor.
Floor-by-Floor Phased Build
We sequenced the build from floors 1–2 upward, completing and handing back each floor before starting the next. A dedicated swing floor was temporarily fitted for displaced teams. Acoustic hoarding and off-hours MEP work ensured zero noise intrusion into the trading floor during market hours. The derivatives desk saw zero downtime across the entire 14-week programme.
Executive Suite as Client Asset
The top two floors were redesigned not just as C-suite workspace but as a high-conviction client experience environment — a 4,000 sq ft boardroom with retractable glass walls and city panorama, a private client lounge with curated art, and a dedicated AV suite capable of hosting global investors via immersive video conferencing. The brief: when a client walks in, the deal is already half-closed.
Integrated Technology & Compliance Layer
Financial services environments carry strict data security requirements. We deployed a Lenel S2 access control system with multi-factor authentication at floor entry and server room perimeters. All meeting rooms were equipped with automatic screen-lock sensors. The building management system was integrated with SEBI-compliant CCTV archiving. Smart lighting and HVAC cut energy costs by 28% versus the previous fitout.
