Phase 01 · Discovery Week 1

Site visit and space audit.

We start with a physical walk of the site and a real conversation about how your team works — where they collaborate, where they need focus, how they move through the day. We do this before we touch a design tool.

Phase 02 · Design Weeks 2–3

Concept design & 3D visualization.

Before a single wall goes up you'll see your office in full 3D — every material, every zone, every finish. You approve what you see. No guesswork. No imagination required.

Phase 03 · BOQ & Contract Week 3–4

Line-item BOQ. Fixed-price contract.

Our Bill of Quantities is fully transparent — you can see exactly what every rupee is buying. The fixed-price contract means what you agree on day one is what you pay on handover day.

Build, execute, report — daily.

One project manager owns every trade on site. No finger-pointing between contractors. You get a Daily Progress Report with photos, so you always know exactly where your project stands.

We don't disappear after handing over the keys. Our 90-day support window ensures everything performs exactly as it should — and if anything needs attention, we are on it.

Every zone, finish, and material is reviewed in full 3D before a single wall goes up. You approve the office you will move into.

Fixed-price certainty

What you agree on day one is what you pay on handover day. No variation orders, no last-minute additions, no surprise invoices.

Daily Progress Reports

Every working day on site is documented with photographs and a written status. You see progress, blockers, and next actions before standup.

90 days of support

After move-in we stay on for 90 days. Any defect or adjustment within that window is handled by us at no cost — that's in the contract, not just in conversation.

Common questions

The questions we get asked most often.

How long will my project actually take?

Most 5,000–15,000 sq ft offices are delivered in 8–14 weeks end-to-end, from kick-off to move-in. You will receive an exact calendarised schedule on the last day of Phase 1 (Discovery), against which we report daily.

What does “fixed price” really cover?

Everything inside the signed scope: design, materials, labour, MEP, joinery, AV, access control, furniture, and our project management. Substitutions you request after signing are logged against the BOQ; substitutions we propose at no cost to scope are absorbed by us.

Can I see a 3D walkthrough before I sign?

Yes — the 3D walkthrough is part of Phase 2 (Design) and is reviewed with you in person before procurement is released. We do not break ground on a floor that has not been validated visually.

Who is responsible if a vendor is late?

We are. There is one accountable Project Manager and one contract. Vendor issues do not get passed back to you.

What happens during the 90-day support window?

Any defect, snag, or adjustment within 90 days of handover is handled by Vektor Spaces at no additional cost. We document the close-out and hand you a final certificate at the end of the window.
