What does Vektor Spaces actually do?
We are an end-to-end Design & Build studio for commercial offices. One contract covers space planning, interior design, MEP coordination, joinery, smart technology, and execution. The same team that designed the floor is the one that delivers it.
Where do you work?
Pune and Mumbai, with the same delivery model in both. All micro-markets covered — Hinjewadi, Kharadi, Magarpatta, Baner, Viman Nagar, Hadapsar in Pune; BKC, Lower Parel, Andheri East, Powai, Vikhroli in Mumbai.
What size projects do you take on?
Our delivered projects range from ~6,000 sq ft floor refits to 22,000+ sq ft headquarters builds. The fit is less about size and more about whether you want a single accountable team across design and execution.
Pricing & contract
Do you work on a fixed-price contract?
Yes — that is the default. After the design and BOQ stage, you sign a single fixed-price contract that includes design, materials, labour, MEP, and joinery. What you agree on day one is what you pay on handover day.
How is the BOQ structured?
Line-item, with quantities and material specs called out per scope. Every substitution request during the build is logged against the BOQ — you have a clean audit trail at handover.
What is included in your handover?
Snag closure, deep cleaning, asset documentation, warranty paperwork, and 90 days of post-handover support. We do not disappear after handing over the keys.
Timeline & delivery
How fast can you deliver an office fit-out?
Most of our recent projects have been delivered between 38 and 72 working days depending on size and complexity. The first thing we do on every project is hand you a calendarised plan with named owners per phase, so you can plan your move.
Who is responsible if a vendor is late?
Us. There is one accountable PM and one contract. We do not pass vendor issues back to you.
Do you do daily reporting?
Yes. Each site has a daily progress report shared with you, tracked against the Gantt. Issues are surfaced early — not at handover.
Design & approvals
Do I see 3D before you build?
Always. Material direction and a full 3D walkthrough are signed off before procurement is released. No one breaks ground on a floor that hasn’t been validated visually.
What about my existing furniture or AV?
We can integrate existing assets where they fit the brief. We will also tell you honestly if something is better replaced — usually because it will cost less to swap than to maintain.
What happens after I get in touch?
What should I send you in a first email?
Site address (or shortlisted options), expected team size, target move-in, and any drawings you have. If you have none of that, a single paragraph is enough — we will come back with the right questions.
How long until I have a real plan?
Most first meetings are within three working days of your enquiry. For a clean site brief, you can typically expect a first-cut design and indicative price inside 10–14 days from there.
