Carpet Area

Carpet area is the net usable floor area within the inner faces of the surrounding walls — the space you can actually put furniture on. It excludes wall thickness, columns, ducts, and any shared building areas. For commercial properties, it is typically calculated per IPMS or as mutually agreed between landlord and tenant.

In Indian Grade A office leasing, the gap between carpet area and the rent-bearing super built-up area can be significant — commonly 35–45% in Mumbai and 25–35% in Pune. A 10,000 sq ft lease quoted on super BUA may yield only 6,500–7,500 sq ft of actual carpet area. Running your headcount and workstation calculations against carpet area rather than the lease number prevents expensive planning surprises.
