Where a Traditional Contractor May Suit You Better

We are not the right choice for every project. Here are the scenarios where engaging a traditional contractor — rather than a design-build firm — is likely to serve you better.

  • Your project is under 4,000 sq ft. Small refits, single-floor refreshes, or minor reconfigurations often do not require the full design-build model. A local fit-out contractor working from a brief and a simple layout drawing will typically deliver faster and at lower total cost for straightforward small-scale work.
  • You have an in-house architect or retained design firm. If your organisation already has a signed engagement with an architect who is producing construction drawings, the design scope is already placed. In that scenario, a traditional contractor receiving completed drawings is a better fit than a design-build firm who would need to renegotiate scope with your existing design partner.
  • You are subject to public sector or institutional tendering rules. Government bodies, public sector undertakings, and certain institutional occupiers are required by policy to tender construction scope openly and separately from design. A design-build contract structure may not comply with procurement regulations that mandate independent design and competitive construction tender.
  • The project is a short-term temporary installation. For fit-outs that are intentionally temporary, modular, or reversible — pop-up spaces, short-lease builds — the investment in integrated design-build is often not warranted. Simpler structures with separate supply work well for these formats.

If you have a retained architect producing drawings, Vektor Spaces can price and deliver the construction scope — but this moves us into a traditional contractor role rather than our standard design-build model. The fixed-price and single-accountability benefits are only fully available when we hold the design scope as well.
