Net Lettable Area (NLA)
Net Lettable Area (NLA) is the total floor area of a building that can be leased to tenants, measured to the inner face of external walls and to the centre line of party walls. It excludes core areas such as stairs, lifts, plant rooms, and public corridors, but includes the tenant's internal walls. NLA is widely used in international property markets as a standardised lettable area measure.
In India, NLA is less commonly cited than super built-up area in standard leasing documents, but is used by international property consultants and in transactions involving multinational tenants. NLA sits between carpet area (which excludes all wall thickness) and super BUA (which adds common area proportions). For fit-out planning purposes, NLA provides a more consistent measure for international benchmarking.
