Turnkey Office Interior Design & Fit-Out in Pune

One contract. One team. One fixed price. Vektor Spaces manages every element of your Pune office — from initial brief and space planning through civil works, MEP, joinery, AV, and final handover with as-built documentation. No vendor coordination, no disputed responsibility, no cost surprises.

The conventional approach to a Pune office fit-out involves three to five separate parties: an architect or interior designer, a civil contractor, an MEP sub-contractor, a joinery vendor, and an AV integrator. Each has its own contract, its own timeline, and its own interpretation of where its scope ends. When something goes wrong — and in a multi-party model, something always does — accountability disperses across the chain.

The turnkey model removes that entirely. Under a single contract with Vektor Spaces, every discipline is managed by one team from briefing through handover. Design decisions account for MEP constraints from the outset. Procurement is coordinated so materials arrive in the right sequence. Progress is tracked against a single Gantt, not four separate ones. You deal with one project manager and one point of accountability throughout.

For Pune's enterprises, GCCs, and scaling technology companies, this model matters. IT park offices in Hinjewadi, Kharadi, and Baner come with complex building management systems, strict NOC processes, and shared MEP infrastructure that requires careful coordination with the developer. Managing that across multiple vendors is a full-time job. Under the turnkey model, it is ours.

What's in the turnkey scope

Every Vektor Spaces turnkey contract in Pune covers the following scope categories. Each is costed as a line item in the BOQ so you can see exactly what you are paying for.

Civil and demolition
Stripping out existing partitions, raised flooring, ceilings, and non-structural elements; making good structural surfaces; preparatory works for all subsequent trades.
MEP — electrical
LT panel, sub-distribution, general power, dedicated UPS circuits, lighting circuits, data conduit, and earthing. All electrical work is carried out to NBC and local MSEDCL requirements and certified at handover.
MEP — HVAC
Supply and return air distribution from the building's primary AHU, supplementary split or VRF systems where required, thermostat zoning, and BMS integration for climate control.
MEP — plumbing and fire
Pantry and toilet plumbing, drain connections, and fire detection and suppression systems to NBC fire code. Fire NOC liaison is included where required by scope and building management.
Flooring
Specification and installation of carpet tiles, vitrified tiles, hardwood or engineered timber, LVT, or epoxy as appropriate to each zone — with substrate preparation and levelling included.
False ceiling
GI frame and gypsum, mineral fibre, or metal tile systems; integrated with lighting, HVAC diffusers, fire sprinklers, and access panels. Acoustic ceiling specifications available for focus and meeting zones.
Joinery and millwork
Reception desks, workstation screens, storage walls, pantry units, server room casework, executive cabin joinery, and bespoke furniture elements fabricated to design drawings.
Glazing and partitions
Frameless and framed glass partitions, film applications, manifestation, solid demountable partitions for acoustic separation, and all associated ironmongery and door hardware.
Lighting
Luminaire selection, supply, and installation across all zones — ambient, task, accent, and emergency. Lighting control systems and scene setting where specified.
AV and technology
Structured cabling (Cat6A or Cat7), video conferencing systems, display walls, AV switching, conference room control panels, and cable management. Coordination with your IT team for active equipment.
DG and UPS provisions
Back-up power provisions, DG changeover panels, UPS room fit-out, and cabling for critical infrastructure — sized to your IT and operations load requirements.

Furniture, loose seating, signage, and IT active equipment (servers, switches, access points) are typically quoted separately as optional BOQ additions, giving you independent control over those budgets.

How the Pune turnkey process works

Every project follows a six-stage process. No procurement is released without your sign-off at the design stage. No scope is added without a change order. No surprises.

  1. Brief and strategy

We start with a structured briefing session — headcount, work modes, brand and culture requirements, technology needs, and growth projections. For GCCs and multinationals, this includes review of global workplace standards. Site survey, shell condition assessment, and building management constraints are captured at this stage.

  2. Space planning

We present two or three tested space plan options with zoning strategy, headcount density, collaboration-to-focus ratio, and circulation. You select and refine. The approved space plan becomes the fixed foundation for all subsequent design work.

  3. Design development and 3D sign-off

Full interior design development — materials, finishes, lighting strategy, furniture specification, and joinery design — is developed and presented in a photorealistic 3D walkthrough. No procurement is released before you have signed off on exactly how the space will look.

  4. Fixed-price contract

Once design is signed off, we issue a detailed BOQ with quantities and material specs, followed by the fixed-price contract. Every line item is visible. What you agree here is what you pay at handover.

  5. Build

Site mobilisation, building management NOC, material procurement, and construction begins. You receive daily progress reports with photos against the Gantt. One project manager owns the schedule and coordinates all trades on your behalf.

  6. Handover with as-built documentation

Joint snag inspection, snag closure, deep clean, and formal handover with the complete as-built drawing set (architectural, MEP, joinery), warranty documents, and asset register. 90-day post-handover support period begins at this point, followed by a 12-month defects liability period.

Micro-markets we cover in Pune

Vektor Spaces has delivered office fit-outs across every major commercial corridor in Pune. Each micro-market has its own building management requirements, delivery logistics, and procurement lead times — we factor these into every programme from day one.

Hinjewadi

Pune's largest IT corridor, home to over 600 companies across Phase I, II, and III of the Rajiv Gandhi Infotech Park and the surrounding mixed-use commercial stock. We have delivered multiple GCC and enterprise fit-outs in Hinjewadi, including a 14,000 sq ft hub completed in 54 working days. Building management coordination in Hinjewadi requires early NOC engagement — we handle this as a standard project milestone. See our Hinjewadi office interior page for more detail.

Kharadi

EON Free Zone and the surrounding Grade-A commercial towers have made Kharadi the most active new-supply market in Pune. The buildings here are well-specified with central HVAC and raised flooring, which gives us a strong warm-shell starting point but requires careful MEP integration with the building's primary systems. We work closely with the building management teams in this corridor. See our Kharadi office interior page.

Baner and Balewadi

A mix of developer-built IT parks and standalone commercial buildings that attracts mid-size technology companies, startups, and professional services firms. The diversity of building stock means each project requires its own MEP and civil assessment — something our survey process captures before contract. See our Baner office interior page.

Magarpatta City

Magarpatta's integrated township model means building management, services, and approvals follow the township's own processes. We have delivered several projects here including for Gamma Technologies and Techila Networks, and have an established working relationship with the Magarpatta facilities team.

Viman Nagar

A growing commercial node close to Pune Airport that has attracted BPO, KPO, and mid-size enterprise occupiers. Good quality commercial stock with reasonable access logistics and straightforward building management processes in most buildings.

Hadapsar

Home to Magarpatta Township's expansion zone and several independent commercial complexes. Increasingly popular with enterprises seeking value-for-money Grade-A space with good connectivity to Solapur Road and the southern Pune residential catchment.

Why fixed-price matters for Pune projects

A fixed-price contract is not just a commercial preference — it is a structural solution to the specific variables that make Pune office projects unpredictable under a traditional multi-party model.

IT park buildings in Hinjewadi, Kharadi, and Magarpatta each have their own specifications for tenant MEP connections, including requirements for metered sub-panels, specific conduit routes, and tie-in points for HVAC that vary by floor and building age. Discovering these constraints mid-project — when you have already committed to a civil contractor and a separate MEP vendor — creates cost and schedule exposure that falls between contracts.

Under Vektor Spaces' single-contract model, we survey these constraints at briefing stage and absorb them into the fixed price before you sign. Procurement lead times for long-lead items — imported lighting, specialist glazing, commercial kitchen equipment for pantries — are factored into the programme, not discovered when a vendor misses a delivery. Material substitutions, if required due to availability, are handled internally with equivalent-spec alternatives at no additional cost.

The result: the number you see on day one is the number you pay on handover day. Read more about how this works in practice in our blog post on how fixed-price contracts reduce risk in commercial fit-out projects and our overview of the advantages of the true turnkey design-build model.

Frequently asked questions

What is a turnkey office fit-out in Pune?

A turnkey office fit-out means a single company — Vektor Spaces — handles every stage from initial briefing through to project handover: design, space planning, civil and demolition, MEP (electrical, HVAC, plumbing, fire), flooring, ceiling, joinery, glazing, lighting, AV, and technology integration. You sign one contract, deal with one team, and receive a finished, occupied-ready office at the end. There are no gaps between vendors, no disputed responsibilities, and no surprise invoices.

What does turnkey office fit-out cost in Pune?

Turnkey office fit-out in Pune typically ranges from Rs 2,800–4,200 per sq ft for GCC-grade and enterprise quality, and Rs 4,200–6,500+ per sq ft for ultra-premium HQ builds. The cost depends on the starting shell condition, finish grade, MEP complexity, and technology scope. See our full Pune cost guide for grade-by-grade breakdowns with line-item examples.

How long does a turnkey fit-out take in Pune?

Most Pune projects between 6,000–15,000 sq ft are completed in 38–72 working days from design sign-off to handover. Larger multi-floor projects or ultra-premium builds may run 80–100 working days. Speed depends on clean briefing, prompt client decisions at design sign-off, and building management access — all of which we manage actively.

Which Pune micro-markets does Vektor Spaces work in?

We deliver turnkey office fit-outs across all major Pune IT and commercial corridors: Hinjewadi, Kharadi, Baner, Magarpatta, Viman Nagar, and Hadapsar. We are familiar with the specific building management systems, NOC processes, and delivery logistics in each of these parks.

Is the price fixed from day one?

Yes. After design sign-off and BOQ finalisation, you receive a single fixed-price contract that covers every item in the agreed scope. What you agree on day one is what you pay at handover. Scope changes requested after contract execution are logged as change orders with transparent pricing — there are no hidden escalations on the agreed scope.

What is the minimum office size for a Vektor Spaces project?

We typically work on projects from 3,000 sq ft upwards. Our sweet spot is 6,000–50,000 sq ft, where the integrated turnkey model delivers the most value. For smaller offices, we can advise on whether the scope fits our model. Visit our FAQ page for more project planning guidance.

Can Vektor Spaces match our global HQ design standards?

Yes. For GCCs and multinationals, we routinely work from global brand books, design standards documents, and HQ reference images provided by the parent company's workplace or real estate team. We translate those standards into Pune's local build context while maintaining brand fidelity. See our services overview for more on how we work with global brands.
