Commissioning
Commissioning is the structured process of verifying that all installed systems — HVAC, electrical, fire, data, AV, BMS — are installed correctly, operating to design intent, and documented before the building is handed over. It is not a single sign-off; it is a phased programme that begins at design stage and concludes with witnessed performance testing.
In a typical Indian office fit-out, commissioning includes: air balancing (checking that supply volumes match design), static pressure tests on ductwork, electrical load tests, fire alarm cause-and-effect verification, and UPS autonomy tests. On a zero-snagging handover, commissioning records form part of the handover documentation pack. Skipping thorough commissioning is the most common root cause of post-occupancy complaints about temperature and air quality.
