Occupancy Density
Occupancy density is the number of people per unit area of floor space, typically expressed as square metres per person. It is a primary input for space planning, HVAC sizing, egress calculations, and overall fit-out cost per seat.
Indian office design benchmarks typically target 8–12 sq m per workstation for open-plan Activity-Based Working environments; 12–16 sq m per person for more traditional assigned-desk layouts with meeting rooms and support spaces included. Higher occupancy density — below 8 sq m per person — creates thermal and acoustic problems that are expensive to fix after fit-out. HVAC systems must be designed for peak occupancy plus equipment loads; underspecifying for actual headcount leads to persistent overheating complaints. Always calculate density against carpet area, not super BUA.
