Circular Economy (in interiors)

The circular economy in fit-out means designing spaces so that materials and components can be reused, refurbished, or recycled at end of life rather than sent to landfill. In practice it covers specification choices (demountable partitions instead of drywall, recyclable carpet tiles, formaldehyde-free boards), supplier take-back schemes, and planning for disassembly when the lease ends.

Indian office fit-outs generate significant waste at lease-end — often 30–50 kg per sq metre of demolished Cat B fit-out. Progressive tenants and design-build firms are starting to address this through reusable partition systems, certified timber, and waste audits at strip-out stage. For firms with ESG commitments, circular economy metrics are increasingly included in fit-out briefs and reported in annual sustainability disclosures.
