Design-Build

Design-build is a project delivery method in which a single entity holds contracts for both architectural/interior design and construction. The client signs one contract and has one point of accountability across the entire project lifecycle, from space planning to handover. This contrasts with the traditional design-bid-build model where design and construction are separate contracts.

In Indian office fit-outs, design-build typically delivers faster programmes (no re-tendering after design) and tighter cost control (the builder knows the design intent and vice versa).
