Design-Build

Design-build is a project delivery method in which a single entity holds contracts for both architectural/interior design and construction. The client signs one contract and has one point of accountability across the entire project lifecycle, from space planning to handover. This contrasts with the traditional design-bid-build model where design and construction are separate contracts.

In Indian office fit-outs, design-build typically delivers faster programmes (no re-tendering after design) and tighter cost control (the builder knows the design intent and vice versa). For a 15,000 sq ft GCC build in Kharadi, design-build reduced the programme from a typical 18-week design-bid-build cycle to 13 weeks, with fewer variation orders because the designer and builder were reconciling costs in real time.
