Turnkey Fit-Out

A turnkey fit-out is a complete, fully coordinated project delivery where the client hands over a space brief and receives back a fully operational office — designed, built, furnished, cabled, commissioned, and ready for employees to walk in on day one. The term 'turnkey' implies that the client simply turns the key to find everything done.

True turnkey means one contract, one accountable firm, and no client-managed coordination between separate designers, contractors, furniture suppliers, and AV integrators. In Indian practice, many firms describe themselves as turnkey but still require the client to separately manage furniture, IT cabling, or AV. A real turnkey fit-out includes interior design, architectural and MEP drawings, all construction and finishes, structured cabling, furniture supply, AV/conferencing systems, commissioning, and handover documentation — all in a single fixed-price contract.
