Fit-Out Ratio

The fit-out ratio, sometimes called the load factor or add-on factor, is the multiplier that converts a building's net usable (carpet) area to its rentable or super built-up area. It accounts for the tenant's proportionate share of common areas — lobbies, corridors, lift lobbies, amenity floors, and plant rooms.

In Indian Grade A office buildings, fit-out ratios typically range from 1.25 to 1.45 — meaning a space with 10,000 sq ft of carpet area may be leased at 12,500–14,500 sq ft of super built-up area. A lower ratio means more of what you pay for is actual usable space. Comparing fit-out ratios across shortlisted buildings is one of the most effective ways to normalise quoted rents and make a true like-for-like cost comparison.
