PMC (Project Management Consultant)

A Project Management Consultant (PMC) is an independent firm appointed by the client to manage the fit-out project on their behalf — overseeing design deliverables, contractor performance, programme, cost, and quality against the client's brief. The PMC acts as the client's eyes and ears on site, reviewing contractor progress reports, attending site meetings, and approving payment certifications.

In Indian office fit-outs, PMCs are typically engaged by large corporate clients who lack internal project management capacity but want independent oversight. On a design-build contract with a single accountable firm, the PMC role is lighter than on a design-bid-build project where the PMC must coordinate between a separate designer and contractor. A good PMC should add measurable cost and schedule discipline; a poor one adds only delay and paperwork.
