Return on Investment (fit-out)

Return on Investment (ROI) in fit-out is the value generated by the workplace investment relative to its cost. The numerator includes hard savings (reduced real estate footprint through higher density, energy savings) and soft gains (productivity improvements, reduced attrition, faster hiring). The denominator is the fit-out capital cost plus any ongoing occupancy cost delta.

Research by Leesman and JLL consistently shows that a well-designed office can improve self-reported productivity by 15–25% and reduce attrition measurably in high-turnover sectors like Indian IT services. For a Pune IT firm with 500 employees at an average fully-loaded cost of ₹15 lakh/year, a 3% reduction in attrition (about 15 people) saves ₹2.25 crore annually — which typically exceeds the entire fit-out cost for a 10,000 sq ft space.
