Space Utilisation

Space utilisation is the measured rate at which different spaces within an office are occupied and in use. A desk utilisation rate of 65% means that, on average, 65% of available desks are occupied during core business hours. Meeting room utilisation, zone utilisation, and floor-by-floor occupancy are all tracked as part of a utilisation study.

Utilisation studies are conducted using occupancy sensors (passive infrared, ultrasonic, or camera-based), badge data, wifi association logs, or structured observation surveys. In a typical Indian office before a hybrid policy is introduced, desk utilisation is often 55–70% despite all desks being assigned 1:1. This data drives the business case for an ABW fit-out at a lower desk ratio. Utilisation data collected 12 months post-fit-out should be compared to pre-move baselines to measure the design's effectiveness.
