UPS (Uninterruptible Power Supply)

An Uninterruptible Power Supply (UPS) is an electrical device that provides emergency power from a battery bank to connected equipment when the main power supply fails or drops below acceptable levels. In an office, UPS systems protect servers, network equipment, CCTV, and critical workstations from data loss or damage during power outages — a real concern even in Grade A Indian office parks.

UPS sizing is determined by the connected load (kVA) and required autonomy — how many minutes of backup power are needed for orderly shutdown or for a generator to start. A typical server room UPS in a Hinjewadi GCC might be 40–80 kVA with 15–30 minutes autonomy. UPS batteries have a 3–5 year design life and must be replaced; this lifecycle cost should be included in the occupancy cost model. The UPS room requires dedicated ventilation and typically has slab load implications that must be checked against structural drawings.
