MEP (Mechanical, Electrical & Plumbing)
MEP stands for Mechanical, Electrical, and Plumbing. The collective term for the three main building services systems installed in an office fit-out. Mechanical covers HVAC, ventilation, and fire suppression. Electrical covers power distribution, lighting, earthing, and UPS. Plumbing covers water supply, drainage, and sanitary ware.
MEP typically accounts for 35–50% of a fit-out's total construction cost, making it the single largest cost category on most projects. MEP engineering must be coordinated with architectural and structural designs. Particularly ceiling void allocation, riser locations, slab penetrations, and plant room positions. Poor MEP coordination is the most common cause of programme delays and cost variations on Indian office fit-outs.
