MEP (Mechanical, Electrical & Plumbing)

MEP stands for Mechanical, Electrical, and Plumbing — the collective term for the three main building services systems installed in an office fit-out. Mechanical covers HVAC, ventilation, and fire suppression. Electrical covers power distribution, lighting, earthing, and UPS. Plumbing covers water supply, drainage, and sanitary ware.

MEP typically accounts for 35–50% of a fit-out's total construction cost, making it the single largest cost category on most projects. MEP engineering must be coordinated with architectural and structural designs — particularly ceiling void allocation, riser locations, slab penetrations, and plant room positions. Poor MEP coordination is the most common cause of programme delays and cost variations on Indian office fit-outs.
