Pune and Mumbai have become the default landing zone for global capability centres because the talent math works here. A GCC opening a 400-seat technology or analytics floor in Hinjewadi, Kharadi or BKC is not just renting square footage. It is competing with every other captive and IT services firm in the same micro-market for the same engineers, actuaries and product people. The workplace is the most visible signal a parent company sends about how serious it is, and increasingly it is the difference between a candidate accepting and ghosting the offer.

The brief we get from GCC site leads has shifted accordingly. Five years ago it was "give us clean, efficient desks." Today it is "build us a floor that holds attrition down, passes the global real estate team's design standard, and is ready before the hiring ramp peaks." That is a fit-out problem and a delivery problem at the same time, and the two are usually where projects come unstuck.

GCC leaders care about the workplace because it shows up in two numbers: offer acceptance and regretted attrition. A candidate visiting a half-built or generic floor reads it as a signal about how the parent treats its India centre. A candidate walking into a well-finished floor with quiet focus zones, good cafeteria provision and genuine collaboration space reads the opposite.

  1. Choice of settings. Engineers and analysts move between heads-down focus, pair work and calls many times a day. A floor that only offers rows of desks forces all of that into one acoustic environment and people leave.
  2. Commute-friendly amenity. In Pune and Mumbai a long commute is a daily tax. On-floor food, wellness and recharge space buys back some of that goodwill and shows up in retention.

  • GFC drawings before site mobilisation. Good-for-construction drawings signed off up front prevent the change-order spiral that wrecks GCC timelines.
  • Defined snagging and DLP. A formal snagging process at handover and a defects liability period (usually 12 months) protects the centre after the project team has gone.
  • Statutory ownership. Fire NOC, occupancy and any SEZ/STPI compliance need a named owner. These are the items that quietly delay go-live.
