Bare Shell
A bare shell is the most basic state in which a commercial landlord hands over space. It typically means structural slab and columns, external glazing, and common-area lobbies — but no internal partitions, no ceiling finishes, no flooring, no HVAC, no electrical distribution, and no plumbing within the floor. Essentially four walls, a slab, and a window.
In Indian Grade A office parks, bare shell is the standard starting point in Tier 2 buildings or older stock. The tenant is responsible for the entire fit-out from floor to ceiling. Contrast this with a warm shell, where the landlord provides HVAC and basic electrical, or Cat A, where a base-level fit-out is already complete. Understanding the shell condition is critical when calculating total occupancy cost.
