Cat A Fit-Out
A Category A (Cat A) fit-out is the base-level internal finish that a landlord completes before handing space to a tenant. It typically includes a raised access floor or screeded slab, suspended grid ceiling with recessed lighting, air conditioning distribution to the floor plate, fire detection and sprinklers, and basic electrical distribution to floor boxes. The space is functional but generic — no partitions, no branded finishes, no furniture.
In Indian Grade A buildings in Hinjewadi and BKC, Cat A is the standard starting point for most large commercial leases. The tenant then layers a Cat B fit-out over this base. The quality of the Cat A package — ceiling heights, grid module, slab-to-slab clearance — directly constrains what a Cat B fit-out can achieve. Always inspect the Cat A specification before committing to a lease.
