Warm Shell

A warm shell is a partially fitted commercial space that goes beyond bare shell but stops short of Cat A. A warm shell typically includes: basic HVAC (an AHU or FCU system operational to the floor, without final distribution), electrical supply brought to a distribution board within the floor, basic sanitary provisions, and sometimes a T-grid ceiling structure without tiles. The exact specification varies by landlord and must always be verified in the lease heads of terms.

In a Hinjewadi IT park project, the warm shell typically includes the central plant connection, electrical incoming supply up to 200 A, and fire sprinkler risers. The tenant then fits out the HVAC distribution, lighting, partitions, flooring, data infrastructure, and all finishes. The warm shell starting point saves 15–25% of fit-out cost versus bare shell, but requires careful coordination to avoid duplication or conflict with what the landlord has already installed.
