BMS (Building Management System)
A Building Management System (BMS) is a computerised control system that monitors and manages a building's mechanical and electrical services — HVAC, lighting, power, fire alarm, and access control. It allows facility managers to set schedules, monitor energy consumption in real time, and respond to faults remotely.
In Grade A Indian commercial buildings, the BMS is typically owned and operated by the landlord. During a fit-out, the tenant's fit-out team must interface their new FCUs, VAV boxes, and lighting controls with the existing BMS protocol (commonly Modbus, BACnet, or KNX). Getting the integration specification wrong at design stage causes expensive rework. In a BKC Mumbai project, mismatched BACnet addressing led to a three-week commissioning delay — entirely avoidable with early coordination.
