Cat B Fit-Out

A Category B (Cat B) fit-out is the bespoke layer of fit-out work carried out by or for the tenant on top of a Cat A base. It includes partitioned offices and meeting rooms, a reception and breakout areas, branded finishes, joinery, furniture, AV and technology, and any additional MEP required for the specific occupancy. This is the fit-out that turns a blank floor plate into a functioning, branded workplace.

In India, Cat B costs typically range from ₹1,800–₹4,500 per sq ft of carpet area depending on specification, with GCC headquarters builds and financial services firms at the higher end. The Cat B contract is usually held by the tenant and executed by a design-build firm. The scope, timeline, and cost are the primary levers a fit-out team controls.
