Sustainability is integrated into our specification process, not offered as an upgrade. Here’s how it works in practice.

Material Transparency

We document material health and embodied carbon for every major specification. Environmental Product Declarations (EPDs) are requested from key suppliers. You get a material register you can drop into your ESG disclosure.

Circular Procurement

We prioritise materials with recycled content and specify modular systems designed for disassembly where budget allows. At end of fit-out life, components are recoverable — not landfill-bound.

Energy-Conscious MEP

LED-only lighting with DALI controls, occupancy-sensor HVAC zoning, and demand-controlled ventilation are our specified defaults — not premium add-ons. Energy efficiency starts in the brief.

Biophilic Integration

Natural light maximisation through planning, living walls where appropriate, and a natural material palette. Biophilic environments reduce absenteeism and improve occupant wellbeing — and they’re measurable under WELL.

Certification Pathway Support

We produce the documentation required for LEED BD+C: CI, IGBC Commercial Interiors, and WELL Core certification pathways. The third-party assessor is engaged separately, but we deliver a complete, organised submission file.

What “embodied carbon in fit-outs” actually means.

Every material in an office fit-out carries a carbon cost — the emissions generated to extract, manufacture, and transport it to your site. This is called embodied carbon, and it’s distinct from the operational carbon your building will produce once occupied.

Research by Savills (2023) found that specification choices in office fit-outs can reduce embodied carbon by up to 55% — without reducing the quality or specification level of the finished space. The levers are well-understood; most fit-outs simply don’t use them.

For occupiers with science-based targets or net-zero commitments, the fit-out is one of the largest single carbon decisions they make. Getting it right at specification stage — before anything is ordered — costs nothing extra in design fees and can dramatically reduce the project’s carbon footprint.

Our sustainable defaults are not a premium tier. They’re the starting point for every project brief. The table below shows where our specifications diverge from the industry standard — and what we use instead.

Certification pathways we support.

We prepare the documentation required for five of the most relevant sustainability certification frameworks for Indian commercial interiors. The third-party assessor and certification body are always engaged separately — we deliver the file they need.

LEED

LEED BD+C: Commercial Interiors

The US Green Building Council’s LEED rating system is the most globally recognised certification. We target LEED v4.1 BD+C: CI, with documentation covering energy, water, materials, and indoor environment quality credits. Preferred by GCCs with global sustainability reporting requirements.

IGBC

IGBC Green Interiors

The Indian Green Building Council’s Green Interiors rating is the most practical certification pathway for most Indian office fit-outs. Faster to achieve, lower cost, and assessors are local. Our recommended starting point for most projects.

WELL

WELL Building Standard

WELL focuses on occupant health and wellbeing — air quality, light, water, movement, mind, and community. Increasingly required by global occupiers with employee health mandates. We document against WELL Core and WELL v2 criteria throughout the build programme.

BEE

BEE Star Rating

The Bureau of Energy Efficiency star rating system applies to commercial buildings in India and is increasingly relevant for fit-outs specifying HVAC and lighting systems. We align MEP specifications to BEE norms and support documentation for buildings pursuing or maintaining a star rating.

ECBC

Energy Conservation Building Code

India’s ECBC sets minimum energy performance standards for commercial buildings and is being strengthened for the 2026–27 regulatory cycle. We specify MEP systems, glazing, and lighting to ECBC compliance from day one — ensuring your fit-out doesn’t become a liability as standards tighten.
