Utilisation Rate
Utilisation rate is the percentage of a space's available capacity that is in actual use at a given time. It differs from occupancy rate: occupancy is whether someone has a desk or room assigned; utilisation is whether that desk or room is physically occupied and in active use during a defined measurement period.
A meeting room booked for 10 AM but used only for 20 minutes has low utilisation despite 100% occupancy for that slot. Desk utilisation in typical pre-hybrid Indian offices averages 55–70%; meeting room utilisation averages 35–55% against booking rate. These gaps represent both wasted real estate cost and opportunities to redesign the space mix — fewer large meeting rooms, more 2–4 person huddle rooms, fewer fixed desks, more collaborative settings.
