BIM (Building Information Modelling)
Building Information Modelling (BIM) is a process for creating and managing digital representations of a building's physical and functional characteristics. A BIM model is not just 3D geometry — it carries data about every component: materials, MEP specifications, manufacturer details, and maintenance schedules.
In office fit-out, BIM's most immediate value is clash detection: running the architectural, structural, and MEP models together to find conflicts before they become site problems. On larger Indian commercial projects — typically above 20,000 sq ft or multi-floor GCC builds — clients increasingly mandate BIM Level 2 coordination. The resulting model also supports facilities management handover, giving the occupier a digital twin of their fit-out.
